Q: My wife and I were looking at apartments in my area. A quick search showed that I can actually buy a multi family home for what I can rent an apartment for! We would like to live in one of the units (owner occupied), and rent out the others.
My question is if you are buying a 4 unit property and 3 of the units are producing income, can you use that income to qualify for a bigger loan?
For example, lets say we, on our own, qualify for a $200,000 home, but the revenue stream would give us enough income to buy a $300,000 property, could we do it. Or can I only buy a $200,000 property?
I realize that its better for us to buy what we can afford on our own without rental income, but even $50,000 more would buy nicer properties (location, condition, etc) for easier rent-ability and less headache.
This is all under the assumption we have 20% to put down and have great credit and stable personal income.
Any ideas are greatly appreciated. If it helps we are looking in the area along the Hudson River between Albany, NY and NYC.

I want to secure a basic home loan for the property, not an investors loan, as we own no other properties and this will be our sole residence.
A: If you have good credit and the units you are considering buying have reasonable rental income secured by leases the lender will probably give you some additional consideration. You will probably have to pay a higher interest rate for the loan since it will be for rental property.
Q: Let us say that i presently have a warrant from NJ at State level for Violation of Probation, first time, term was 2 years, all Community Service performed, $500 of Outstanding fines, broke it almot 2 years ago. Im 28 now. I secured a 10-month lease for Apartment in NY State, which si within reach of NJ, which is "Regional Extradition Only" on the warrant I have. (I know this. Been told so by Police.)
IF. -IF- I were to hire an attorney and pay Bail and get a Court-date and ask to be sentenced to time remainin gon Probation, would it get transferred to the county in Upstate NY and I could finish it there, as I can provide proof of where i would live in NY State?
I had some low-ourt warrant when on Hudson county probation (it was in Case Notes in Probation) but i was able to be on Probation until i just stopped going, and that was to pursue a better life and I became Employed.
I have Aspergers and ADHD along with it, played a big part in the reasoning to "just go get work and live my life" one year in.
Can they transfer it to neighboring NY State, and what will happen, if i show back up with a Lawyer and Bail paid instead of in handcuffs for arrested on Warrant? I may have Traffic stuff too, but this is completely separate in "Superior Court," Yes?
My Original P.O. has since went to "Drug Court" and this is Hudson County probation, if Bail is paid is there Jail involved?

A: First, NJ must approve the transfer. Then, NY must agree to take you. That is not determined by the judge, it is determined by the Department of Corrections in each state, so don't expect an answer when you appear in court.
Q: I've been thinking about moving there from Paulus Hook (on the Hudson across from WTC in NJ) but it would cost at least $3000 a month to get as good of an apartment as I have now. I can rent a 3 BR beachfront home in Oahu for that. I checked out the supermarkets in the area I like (Gristedes) and everything is outrageously expensive. For anyone in Manhattan with this type of rent, how much do you need to be making every month to make it work? 10k? 15?
A: Stay on the NJ side of the Hudson. It is still convenient to reach NYC (just take the PATH into Manhattan). If you really want to stay in NYC, try parts of Brooklyn like Park Slope and Sunset Park, which are fairly close to Manhattan, yet fairly affordable.

You can not use a "basic home loan" as this is investment property, you must use an investment loan.
